Suntech iPark is the first PEZA accredited Information Technology park (IT park) located in Cavite built as a part of the master-planned 25-hectare commercial, business, and lifestyle district called Downtown Lancaster. This development is a project of Property Company of Friends, Inc. (Pro-Friends). Totalling to 10 BPO buildings, Suntech iPark will soon accommodate 17,500 seats which translates to a Gross Leasable Area (GLA) of 88,300 sqm and a total Gross Floor Area (GFA) of 118,395 sqm.

General Operations

The first and current locator of Suntech iPark is Collective Solution International (CSI) or formerly known as CA Telemarketing Inc. or CTI. Soon, it will house a collection of Business Process Outsourcing (BPO) companies within a township development right in the heart of a bustling Cavite.

Environment

Suntech iPark is designed to have a modern campus type lifestyle IT environment. Supporting the overall landscape policy, among others, are the presence of lush open spaces, scenic views, playgrounds and fine landscaping called The Central Greens and commercial center with activity centers called The Square. These are part of the master planned designs of Downtown Lancaster which seeks to bring an efficient and productive workplace for the modern day professionals.

Certification

Suntech iPark has been issued an Environmental Compliance Certificate (ECC-R4A-1309-0590) by the Department of Environment and Natural Resources – Environmental Management Bureau CALABARZON Region on October 10, 2013. It was approved by the Philippine Economic Zone Authority (PEZA) Board as an IT Park on May 30, 2013. Further, Presidential Proclamation No. 971 (PP 971) made the Information Technology Park a Special Economic Zone last February 17, 2015.

Peza Incentives

Suntech iPark also acquired Philippine Economic Zone Authority (PEZA) accreditation dated March 2015 which gave Suntech iPark and its current and future locators to some tax perks according to the provisions. The PEZA accreditation also elevated the development as highest ranks of IT Park developers "not only in the Philippines, but more so in a global scale."

Tax perks given by the accreditation are as follows:

• Income Tax Holiday (ITH) for four (4) years for Non-Pioneer IT Enterprises, or six (6) years for Pioneer IT Enterprises.

• After the ITH period, the option to pay a special 5% tax on gross income earned, in lieu of all national and local taxes, except real property taxes on land owned by developers.

• Exemption from payment of import duties and taxes on imported machinery and equipment and raw materials.

• Additional deduction equivalent to 50% of training expenses, chargeable against the 3% share of the national government in the special 5% tax on gross income.

• Permanent resident status for foreign investors with initial investments of US$150,000.00 or more.

• Employment of non-resident aliens required in the operation of IT Enterprises.

• Other incentives, as may be determined by the PEZA Board.

The master planner behind the project is Aidea Philippines, Inc. This architectural firm ranked 86 in the BD World Architecture (WA) Top 100 by the end of 2009. The firm was also named as one of Philippines’ 10 most active architecture firms in the BCI Asia Top 10 Awards for 2015.

Accessibility

Located in the Next Wave City, Imus City, Cavite, Suntech iPark offers easy access from Metro and Mega Manila Areas via the Cavite Expressway (CAVITEX), Aguinaldo Hi-way connecting Cavite areas to and from Southern Tagalog areas; the Muntinlupa-Cavite Expressway (MCX) in Daanghari in Las Pinas and Bacoor Areas; and the Centennial Road in Kawit, Cavite.

Some future road network infrastructures also give the IT park a better transport access. Among others are LRT Line 1 South Extension Project in Bacoor, Cavite; Sangley Point International Airport in Cavite City; and the 55-Billion peso Cavite – Laguna Expressway (CALAx) project. Among these, the ongoing project CALAX is clearly declared as a four lane 47-kilometer closed-system tolled expressway to connect the Manila-Cavite Expressway (CAVITEX) in Kawit to Mamplasan in Laguna. Expected to be operational on 2017, this mega hi-way will give an easy transport admission to Suntech iPark via the Open Canal Entry.

With these current and future infrastructure, booming provinces such as the cities of Parañaque, Laguna and Batangas can also pave way for huge talent pools and continuous supplies of educated workforce.
