The project consists of low-to-mid-rise terraced sections in the first few phases, gradually spiraling to taller section in later phases, scaled with the pedestrian in mind. It has a floor area ratio of about 4 to 5. Only pedestrians are allowed at the ground floor, i.e., no vehicles, with all parking in the basement. Retail areas are removed from the residential buildings but within walking distance to shops and restaurants

Architecture

Serendra has 65% of its area dedicated to landscaped greenery and various amenities and facilities. It is divided into two parts: One Serendra, project of Ayala Land Premier, and Two Serendra, project of Alveo Land Corp., a fully owned subsidiary of Ayala Land, Inc.

Sections ABCDE of Two Serendra are connected to Two Serendra Phase III by a landmark bridge, which is for the exclusive use of the residents.
Retail promenade

Serendra's retail promenade is called The Shops at Serendra (a.k.a. Piazza or Serendra Plaza), which includes boutiques, art galleries, home stores, and service establishments as well as multi-cultural restaurants with either European, Asian, or Continental themes.
