Geography
Fair Oaks-Manhattan Manor boundaries are roughly Euclid Avenue to the north, Manhattan Avenue to the west, Gandy Blvd. to the south and Himes Avenue to the east. Dale Mabry Highway runs through the neighborhood.

As of the census of 2010, there were 3,953 people and 2,014 households residing in the neighborhood. The population density was 3,841/mi². The racial makeup of the city was 86% White, 6% African American, 0.0% Native American, 2% Asian, 2% from other races, and 3% from two or more races. Hispanic or Latino of any race were 15.0% of the population.
