FinestExpert.com is an online real estate investing search engine and analysis tool. It gathers active information about residential properties for sale and for rent from which it determines market trends and the likely performance of potential investment property (e.g., cash flow, cash-on-cash return). The calculated results, including the proprietary FE-Score, are made available to users via the investment property search engine as well as through individual real estate investment property reports.

The investment property search engine was started in 2008 by real estate investors Bogdan Cirlig and Robert Boyer to reduce the time and effort required to geographically search for potential investment properties, then gather rent and other related data to analyze each property to determine its likely cashflow and suitability as an investment property. FinestExpert debuted in the Startup Alley at InmanNews' Real Estate Connect San Francisco, 2009.

Each year, FinestExpert predicts the top real estate investing markets for the upcoming year.

FinestExpert provides analysis on homes across the United States with 96% coverage. It uses active for sale and rental listings to provide real-time analysis. Investment property valuations and rent estimates are legitimized with comparable property lists.

FE-Score

FinestExpert was created specifically with real estate investors in mind. The FE-Score generates a single number to rate the investment potential of every property. The score is calculated based on the asking price of a property, relative to all of the other financial and market trend variables.

Heatmap analysis

FinestExpert presents aggregate information, such as asking rent, asking price, square feet, rent per sqft, price per sqft, rent ratio, capitalization rate, cashflow, cash-on-cash return (CCR), price discount, FE-Score, gross rent multiplier (GRM), and Net operating income (NOI), in a heatmap format based on the zoom level of the user view – from a state level down to the census tract.

Property reports

Each property report analysis provides an editable annual property operating data (APOD) expanded to include both financing and after tax characteristics of the property purchase. Market trends for the specific type of property are displayed, as are active for sale and rental comparables (both in list and graphical formats).

FinestExpert pre-analyzes properties and provides financial search criteria as well as by the typical geographic and property characteristic. It provides search by rent ratio, price discount, price per square foot, capitalization rate, cash flow, and cash on cash return.

Trends critical to real estate investing success are provided in two forms: A graph displays the long term median price trend while a histogram shows the price points of the market activity.

Top 10 markets

Based on analysis of over 10,000 real estate markets, FinestExpert publishes the top ten markets for each of three categories:

  1. Cashflow - real estate investing markets providing the highest average cashflow (rents minus vacancy, expenses, and debt service).
  2. Discounted values - markets with the highest average asking price discounts on active listed properties (relative to estimated values).
  3. FE-Scores - real estate markets with the highest average FE-Scores on active listed properties.
